Repetitive work in real estate follows a recognisable pattern: answering the same question from dozens of candidates for the same flat, writing listing copy with a different tone for each portal, and reviewing solvency documentation. A rental manager with 40 properties can spend 15 hours a week manually shortlisting candidates; with an AI agent that calculates the solvency ratio standard in Spain (net income at least three times the monthly rent) and verifies submitted documents through OCR, that drops to under 3 hours a week, with the final decision always left to the human manager.
Summum IA deploys the conversational agent, by voice or by chat depending on the channel the customer prefers, integrated with the portals where real demand lives: Idealista, Fotocasa and pisos.com. Integration runs via API or the MCP protocol, so the agency never has to switch portal or CRM. The same agent generates and updates property listings with generative AI, adapting tone and length to each channel, and applies computer vision to photographs to flag elements that should appear in the listing (fitted kitchen, terrace, garage, lift) or that should not appear under current advertising rules.
Two regulatory limits frame the service. First, Article 50 of Regulation (EU) 2024/1689 (the AI Act), fully applicable from 2 August 2026 under Article 113, requires clearly informing anyone interacting by voice or chat that they are dealing with an AI system; every agent we deploy includes this disclosure from day one. Second, Article 22 GDPR restricts decisions based solely on automated processing that produce significant legal effects, such as rejecting a tenancy purely on a solvency calculation, as the Spanish Data Protection Agency (AEPD) reminds in its guidance on automated decisions and profiling. That is why the Summum IA agent shortlists and prioritises, but the final decision to accept or reject a candidate always rests with a person on the sales team.
